Buying or selling in Littleton
A buyer’s guide to Littleton: which county and which Littleton an address is in, water and sewer districts, light rail, the river and the older houses.
Littleton is the county seat of Arapahoe County, about nine miles south of downtown Denver. Most of the city is in Arapahoe County, with small portions in Douglas and Jefferson counties, and the South Platte River runs north through it past the original downtown. The city describes itself as largely built out, and several of its core services come from partner agencies rather than city departments, so the useful questions here are about records, providers and the age of the house.
Which county, and which Littleton
Because parts of the city lie in Douglas and Jefferson counties, confirm the county before anything else. It decides which assessor values the property, which treasurer collects the tax and which clerk and recorder holds the deed. For most of the city that is Arapahoe County, whose seat is Littleton itself.
Littleton is also a mailing address across a much wider area than the city limits. The Littleton homes for sale page explains how to tell a City of Littleton address from an unincorporated one, which changes the government, the school district and the tax bill.
Water, sewer and the districts behind them
The city's comprehensive plan lists the services Littleton does not run itself: water supply and treatment from Denver Water, fire service from South Metro Fire Rescue, and parks and trails from South Suburban Park and Recreation District. Wastewater goes to South Platte Renew, the regional treatment plant Littleton operates with the City of Englewood.
Some neighborhoods are in separate sanitation districts, which the city bills for sewer service. Littleton also has metropolitan districts, a type of Title 32 special district that levies its own property tax, and the city publishes information to find them. The guide to metro districts covers how to read one on a tax bill.
Light rail, schools and the city's offices
RTD light rail stops at two stations in the city, Littleton-Downtown and Littleton-Mineral. Both are served by the C Line, which runs from Union Station to Mineral. Santa Fe Drive is the main north-south road through the city.
School district boundaries do not follow city limits, so confirm the district for a specific address with the district itself. Here is how to check which school district an address is in.
Building permits are submitted through the city's eTRAKiT portal, and zoning and land use regulations sit with the city's Land Planning and Entitlement staff. Littleton also runs a historic preservation program for historic buildings, sites and neighborhoods, so check a property's status with the city before planning exterior changes, especially near downtown.
The river, the floodplain and older houses
With the South Platte and its tributaries running through the city, Littleton has both federal (FEMA) floodplains and local ones delineated by the Mile High Flood District. The city's floodplain map and its zoning map, which marks floodplain areas as FP-O, answer the question for an address. A mapped floodplain can bring a flood insurance requirement from a lender, so look before you offer.
On an older house the inspection list is well known: a camera scope of the sewer line, the make and capacity of the electrical panel, aluminum branch wiring in some houses, and asbestos in ceiling texture or older flooring. The guide to buying a 1970s house covers each, and the radon guide explains why testing is routine here.
