Arapahoe County
Homes for sale in Littleton
Littleton is two different things. The City of Littleton is a municipality and the county seat of Arapahoe County, with a historic downtown on Main Street and light rail along the Santa Fe corridor. Littleton as a mailing address covers a much larger area, reaching into unincorporated Arapahoe, Jefferson and Douglas counties, where the government, the school district and the tax bill can all be different.
A Littleton address is not a City of Littleton address
Littleton is the mailing city across a wide stretch of the south and southwest metro, including unincorporated areas such as Ken Caryl in Jefferson County and Roxborough Park in Douglas County. An address there says Littleton on the envelope, and the City of Littleton has no role in governing it.
That changes more than you might expect: which county assesses the property and collects its tax, whether police service comes from the city or a county sheriff, which office handles a permit, and which school district serves it. Jefferson County School District serves the Jefferson County side and Douglas County School District the Douglas County side, while Littleton Public Schools serves most of the city and parts of the surrounding area.
The quickest way to establish which one you are looking at is the county assessor’s parcel record, which names the jurisdiction and every taxing entity. The listing may well just say Littleton. The Littleton area guide covers the city in more general terms.
Downtown, the river and the light rail
The City of Littleton has a historic downtown along Main Street. RTD’s light rail runs through the city along the Santa Fe corridor, with a station downtown and another at Mineral Avenue at the end of the line.
The South Platte River runs north through the city, with trails and parkland along much of it. Property close to the river or its tributaries can sit in a mapped floodplain, which affects insurance and sometimes financing. The FEMA flood map and the local floodplain administrator can answer that for a specific parcel before you offer.
Buildings in and around downtown can fall under the city’s historic preservation program. If you plan exterior changes, check a specific property’s status with the city first.
Houses from several eras
Many houses in Littleton, inside the city limits and out, date from the 1960s through the early 1980s, with older homes closer to the historic downtown and later subdivisions farther out.
The era comes with a known list: aluminum branch wiring, certain electrical panels, clay sewer lines under mature trees, and asbestos in ceiling texture or old flooring. Several of these are missed by a standard inspection unless someone asks. The guide to buying a 1970s house sets out what to check and who checks it.

Common questions
Is a Littleton address always in the City of Littleton?
No. Littleton is used as the mailing city across a much wider area than the city limits, including unincorporated parts of Arapahoe, Jefferson and Douglas counties. Those addresses are governed by their county, not the city, and their taxes, services and school district follow county and district lines rather than the envelope.
Which school district serves a Littleton address?
It depends on where the address actually is. Littleton Public Schools serves most of the City of Littleton and parts of the surrounding area, Jefferson County School District serves addresses in Jefferson County, and Douglas County School District serves addresses in Douglas County. Near the edges other districts can apply, so confirm any specific address with the district’s own boundary lookup.
How do I find out which county a Littleton property is in?
Look the address up in the county assessor’s records. Arapahoe, Jefferson and Douglas counties each publish a parcel search, and the parcel record names the county, whether the property is inside a city, and every taxing entity on the bill, including any metro district.
Is Littleton on light rail?
Yes. RTD light rail runs through the City of Littleton along the Santa Fe corridor, with a station downtown and the end of the line at Mineral Avenue. Many addresses with a Littleton mailing city are some distance from either.
