Which school district is this address actually in?

How do I find out which school district and school an address in the south Denver metro is assigned to?
Ask the district, for that specific address. District boundaries do not follow city limits, and a listing’s school field is typed by a person rather than taken from the district. The county assessor’s parcel record usually names the school district, and that district’s own address lookup gives the schools. Near a boundary, ask the enrollment office to confirm in writing.
Two houses on the same street in Centennial can be assigned to different school districts. This surprises almost everybody, and it is not a quirk: Centennial is a young city assembled out of land that was already served by districts drawn long before it existed, so the city limits and the district boundaries were never the same lines and were never made to agree.
The same is true in less dramatic form across the south metro. District boundaries were drawn for their own reasons at their own times, and they cut through municipalities, subdivisions and occasionally individual blocks.
This page is about how to establish the actual assignment for an actual address. It does not rate districts or schools, and it does not tell you which to prefer. That is not something a real estate agent should be answering, and it is not a question with a general answer.
The listing field is not the source of truth
Every listing carries school fields, and they are entered by a person filling in a form. They are frequently right and they are not authoritative, because nothing about the MLS record is connected to the district’s own boundary data. A field can be stale, or copied from a previous listing of the same property, or simply wrong.
The same applies to the school information on national property portals, which is generally licensed from a third party rather than taken from the district. It is a reasonable starting point and a poor thing to rely on when the answer matters to you.
The only authoritative source is the district that would enroll the child, applied to the specific address.
How to verify an address
Go to the district you believe serves the address and use its own address lookup. Districts publish these because enrollment depends on them, and they are maintained against the boundary data the district actually enrolls from.
If you are not sure which district to start with, the Colorado Department of Education maintains the list of districts, and the county assessor’s parcel record will usually name the school district as one of the taxing entities for the property. That gives you the district; the district’s lookup gives you the schools.
Where an address sits near a boundary, or where the lookup returns something that surprises you, call the district enrollment office and ask them to confirm in writing. It is a routine request and they answer it constantly.
Assignment is not permanent
A boundary is an administrative decision, and districts adjust them. Attendance areas get redrawn when a school opens, closes, or fills up, and a house assigned to one school this year may be assigned to another later. This is normal and it is not something a seller or an agent can promise against.
That is worth knowing in both directions. If an assignment is central to why you are buying a particular house, understand that you are buying a current assignment rather than a guarantee, and ask the district whether any boundary review is underway.
Many districts also run choice or open-enrollment processes that allow applying outside an assigned area, with their own deadlines and no assurance of a place. If that is part of your plan, the deadlines are set by the district and are not related to your closing date.
Why Centennial is the hard case
Because the city is younger than the districts that serve it. It was assembled from unincorporated Arapahoe County, and the areas it drew together were already inside district boundaries established long before there was a city to align them to. More than one district serves the city, and the boundaries do not follow the city limits.
The practical consequence is that "in Centennial" tells you very little about school assignment on its own, and that two otherwise comparable houses may differ on this point. If it matters to you, it is an address-level question every time, not a neighborhood-level one.
Parts of the surrounding south metro have the same property for the same reason. Ask about the address.
What Belinda will and will not tell you
She will help you find the authoritative answer for any address, point you at the district’s own lookup, and make sure the question is settled before a deadline passes rather than after.
She will not tell you which district or school is better, rank them, or describe a neighborhood by the people who live in it. That is not modesty. Fair housing law treats steering as a serious matter, and schools are one of the most common ways it happens without anyone intending it, so the line is drawn where it is easy to keep.
What is yours to weigh is yours to weigh. Districts publish their own performance data, the state publishes accountability reports, and schools run tours. Those are the right sources for a judgment of that kind, and they are not filtered through somebody with a commission attached to the outcome.
Sources
Everything above is checked against these. Where something is parcel-specific this page says so rather than guessing.
- Colorado Department of Education
The authoritative list of Colorado school districts, and the state accountability reporting a family can read for themselves.
- Littleton Public Schools
One of the districts serving parts of Centennial and Littleton. Use its own address lookup rather than a listing field.
- Cherry Creek School District
Another district serving parts of Centennial and the surrounding south metro, with its own boundary lookup and enrollment office.
- Douglas County School District
Serves Parker, Castle Rock, Highlands Ranch and parts of the area south of Centennial, including addresses close to the county line.
- Arapahoe County Assessor
Parcel records naming the school district among the taxing entities for a specific property, which is a useful cross-check on which district to ask.
