Buying or selling in Arvada

A buyer’s guide to Arvada: whether an address is in Jefferson or Adams County, city water and sewer lines, the floodplain, schools, the G Line and permits.

Arvada is a city northwest of Denver whose limits cross two counties, Jefferson and Adams. It was platted and named in 1870 and incorporated in 1904, and its original downtown, Olde Town, is now a historic district with a commuter rail station. The city runs its own water utility and maintains its own sewer lines, so the questions that take care here are which county an address is in and what the ground under an older house has been through.

Two counties, so start with which one

The city's own property search points to both the Jefferson County Assessor and the Adams County Assessor, and residents vote through Jefferson County or Adams County depending on the address. The county decides who values the property, which treasurer collects the property tax, and which clerk and recorder holds the deed. Two houses in Arvada can have all three in different places.

The county's parcel record also names every taxing entity on the bill. Arvada publishes a list of the metropolitan districts inside the city, and says plainly that it is not exhaustive. A metro district adds its own levy to the property tax, and the guide to metro districts explains how to find one for an address and read what it is allowed to charge.

Water, sewer and the floodplain

The City of Arvada's Utilities Department delivers drinking water to its customers, and the city maintains more than 450 miles of sewer line that carry wastewater to Metro Water Recovery, the regional treatment plant. The service line from the house to the city's main is the homeowner's responsibility. On an older house that makes a camera scope of the line worth adding to the inspection, and the guide to buying a 1970s house covers it along with the era's wiring, panel and asbestos questions.

Arvada's floodplains took effect in 1974, and the city notes that most neighborhoods along its creeks, including Ralston Creek, were already built by then. So a house can sit in a mapped floodplain with nothing about it looking unusual, and a lender can require flood insurance where one applies. The city's interactive floodplain map and its Engineering Division answer the question for a specific address, and it is worth asking before you offer.

Schools, the G Line and the city's permit offices

Jefferson County addresses in Arvada are in Jeffco Public Schools, whose School Finder and boundary maps show the schools assigned to an address. On the Adams County side, confirm the district from the county parcel record and then with the district itself rather than a listing field. Here is how to check which school district an address is in.

RTD's G Line is an 11.2-mile electric commuter rail line from Denver Union Station to Wheat Ridge, through northwest Denver, Adams County and Arvada, with Arvada stations at Gold Strike, Olde Town Arvada and Arvada Ridge.

Building permits are applied for online through the Arvada Permits portal; the city no longer processes them over the counter. Zoning verification goes through the Planning and Zoning division. Olde Town is the Arvada Downtown Historic District, so if you plan exterior work on a property there, ask the city what review applies before you commit. Radon testing is routine on the Front Range, and the radon guide explains how it fits a contract deadline.
