Arapahoe County
Homes for sale in Greenwood Village
Greenwood Village is a city in Arapahoe County that shares its territory with much of the Denver Tech Center. Office buildings along I-25 and residential streets sit within the same city limits, and the city runs its own police department and its own planning and zoning.
A city with its own rules
Greenwood Village has its own police department and handles its own planning and zoning. Residential zoning in the city is not uniform: lot sizes and what may be built or added on a lot vary between zone districts, so those are questions for the city’s zoning code rather than for the listing.
A neighborhood may also have its own homeowners association and covenants, which sit on top of the city’s zoning and can be stricter. If you have plans for the property, read both before you offer.
Cherry Creek School District, and the name trap
Greenwood Village is split between Cherry Creek School District and Littleton Public Schools, and the Cherry Creek part is where confusion with Denver’s Cherry Creek neighborhood tends to start. The neighborhood is in Denver and in Denver Public Schools; the district is a separate suburban district.
District boundaries in the south metro are drawn independently of city limits, so confirm any specific address with the district’s own lookup rather than a listing field. The south metro school boundaries guide covers how.
The Tech Center, light rail and I-25
Part of the Denver Tech Center lies inside Greenwood Village and part in Denver, and RTD’s light rail runs down the I-25 corridor through it, with stations inside the city. The line continues south through Centennial to Lone Tree and north toward Denver.
That makes the location question very specific. A house a short walk from a station and a house on the far side of the city are both in Greenwood Village, and they reach the corridor differently. Drive or ride the route at the hour you would use it.

Common questions
Is Greenwood Village in the Cherry Creek School District?
Parts of it are. Greenwood Village is split between Cherry Creek School District and Littleton Public Schools, and the district is a different thing from the Cherry Creek neighborhood in Denver, which is in Denver Public Schools. For a specific address, use the district’s own boundary lookup.
Is the Denver Tech Center in Denver?
Only partly. The Denver Tech Center is a business district that spans more than one jurisdiction, and part of it lies within Greenwood Village. The name describes the district, not the city an address is in, so check the parcel record for the property you are considering.
Who handles zoning and policing in Greenwood Village?
The city does. Greenwood Village has its own police department and its own planning and zoning, and a neighborhood may also have covenants administered by a homeowners association on top of the city’s rules.
