Buying in Cherry Creek, Denver: condos, HOAs and what to check
Cherry Creek is a neighborhood inside the City and County of Denver, home to the Cherry Creek Shopping Center and the Cherry Creek North shopping district. The same name belongs to a school district, a state park and a reservoir that are all somewhere else, which is the most useful thing to know before you search here.
Cherry Creek the neighborhood is not Cherry Creek the school district
The Cherry Creek neighborhood is in Denver, and Denver addresses are served by Denver Public Schools. Cherry Creek School District is a separate district serving suburbs to the south and east, including parts of Aurora, Centennial and Greenwood Village. The two share a name, not a boundary.
The name also belongs to Cherry Creek State Park and Cherry Creek Reservoir, which are in Arapahoe County southeast of Denver, and to the creek itself, which runs north through Parker and joins the South Platte in downtown Denver.
So when a listing, an ad or a conversation mentions Cherry Creek schools, it is usually referring to the suburban district, not to this neighborhood. For any specific address, the district’s own boundary lookup is the authority, and the guide to school district boundaries shows how to run it.
Buying a condo or townhome: the association is half the purchase
With a condominium or an attached townhome you are buying into an association as well as a home, and its finances become partly yours. The Colorado purchase contract gives you a deadline to receive the association’s documents and a separate deadline to terminate over what they say. That window is the time to read them.
The documents worth reading closely are the budget and the reserves, recent board minutes, any current or planned special assessment, the association’s insurance, its rules on renting units out, and whether it is involved in litigation. Minutes are often where a coming roof, elevator or siding project shows up first.
Financing can turn on the building rather than on you. VA loans require the condominium project itself to be VA-approved, FHA generally needs an approved project though it can approve a single unit in some that are not, and conventional lenders review the project too, including its budget, insurance and any litigation. Ask your lender early whether a specific building qualifies for the loan you plan to use.
Where the neighborhood starts and stops
Denver defines its neighborhoods on an official city map, and the name Cherry Creek is often applied more loosely than that, to nearby blocks that are formally part of a different neighborhood. If the boundary matters to you, check the address against the city’s map rather than the listing description.

No. The Cherry Creek neighborhood is in the City and County of Denver and is served by Denver Public Schools. Cherry Creek School District is a separate suburban district serving areas including Greenwood Village and parts of Centennial and Aurora. For any specific address, confirm with the district’s own boundary lookup.
Is Cherry Creek State Park in the Cherry Creek neighborhood?
No. Cherry Creek State Park and its reservoir are in Arapahoe County, southeast of Denver. The neighborhood, the park, the reservoir and the school district share a name because of the creek, not because they are the same place.

The association’s budget and reserves, recent board minutes, any special assessment, its insurance, its rules on renting units out, and any litigation. The Colorado contract sets a deadline for receiving those documents and another to terminate over them. Ask your lender early whether the building qualifies for your loan, because VA loans need the project approved and FHA usually does.
